1- Subdivision monument sign placed on private property shall observe all building line and setback requirements of the governing zoning district.
2- A non-inhabitable monument may encroach into a required setback provided all visibility clips and easements are observed and the monument is deemed by city staff not to negatively impact fire protection of existing or future development.
3- The maximum height of subdivision monument shall not exceed the maximum height of the governing zoning district.
4- May not be erected with an area designated as future row as it currently exists or may be amended.
5- Plans must be engineered.
6- All subdivision identity signs shall be located within the platted limits of a residential subdivision to which it pertains.
7- Subdivision identity sign may not project from the facia of the wall more than one inch.
8- Must obtain permit from ROW and city line locate confirmation number from linelocate@friscotexas.gov, 972.292.5808 or on the My Frisco app.
9- Franchise and city utilities shall be located prior to construction of sign.
