=1-Contingent upon P&Z , Civil engineering’s approval of final site plan, P&Z approval of building elevations & package, compliance to 2006 IBC & local amendments, pertinent legislations and review comments.
=2- Project is subject to the "Cool roof" program with minimum. Solar reflectance value of 0.65 (initial), 0.50 (after 3 years) for low-slope roofs & of 0.25 (initial), 0.15 (after 3 years) for steep roofs; 80% or more thermal emittance. Manufacturer’s documentation of selected roofing materials must be submitted in details. (info must include the "after-3-years" values as required). Skylights to be code compliant with (sec.2405 IBC) & fully detailed as per required construction.
=3- Building envelope insulation to meet or exceed 2006 IECC requirements, but not less than ComCheck’s declared R-20 for roofs ( “entirely above deck”). Insulation for exterior walls is R-19. Glazing system: double pane storefront (1" insulated glass) with U= 0.60; SHGC=0.25 (pf<0.25), 0.33 (pf<0.50), 0.40 (pf=/>0.50), as applicable; tempered where required. All glass values to be substantiated with the submittal of manufacturer’s technical documentation.
=4- All mechanical equipment shall be screened from view at a point (6) feet above ground level at the property line. A parapet or screening wall equal to the height of the equipment shall be provided. (Screening shall be compatible to building materials).
