Patio Cover
1- All work performed must meet the 2015 IRC standards and abide by the City of Frisco comprehensive Zoning Ordinance, and all other city Ordinances.
2- Need a flatwork inspection before the pour.
3- May not adversely affect drainage of neighboring properties.
4- Double underlayment required on composition roofs with a 4:12 pitch roof or less. Minimum
2/12 pitch for composition shingles.
5- Outside of post cannot encroach the rear yard setback, up to three foot over-hang is allowed. Can encroach rear build line if 10 feet away from the main structure.
6- R905.2.2 slope: asphalt shingles shall be used only on roof slope of two units vertical in 12 units horizontal (2:12) or greater. for roof slopes from two units vertical in 12 units horizontal (2:12) up to four units vertical in 12 units horizontal (4:12) double underlayment application is required in accordance with section r905.11
7- No plumbing permit requested or issued.
8- Fire pit, outdoor kitchen (bbq grill, sink, etc) not requested or permitted.
9- Lag bolt must penetrate main house stud min 1 ½".
10- May not intrude on side yard setbacks.

Fireplace
1- All work performed must meet the 2015 IRC standards.
2- Venting and flue must meet manufacturers specifications. Must maintain clearances per R1001.11 2015 IRC.
3- Chimney must maintain a minimum of 2' clearance (excluding spark arrestor) in height within a 10' radius of chimney.
4- Footer thickness 12" min & width 6" each side of fireplace wall.
5- 100% masonry structure, no greater than 8 ft may encroach into the rear yard up to 10 ft from property line.
6- May not intrude on side yard setback. Exception: May encroach up to 7 ft on corner lots.
7- A gasoline pressure test is required when adding gas to an outdoor fireplace.

Gas Illuminated Appliance
1- All work performed must meet the 2015 IRC standards.
2- May not intrude on side yard setbacks. May encroach up to 7 ft on corner lots.
An ANSI z21.42 / z21.97 listed and labeled device for use with gas composed of factory-made components assembled in the field in accordance with the manufacturer’s instruction and conditions of the listing. Illuminating appliances shall follow the manufacturer’s installation instructions and required clearances are dictated by the manufacturer’s instructions as indicated by the listing agency that tested the appliance.
3- An approved gas illuminating or outdoor decorative appliance (ANSI z21.42 / ANSI z21.97) up to 36” in height may be located in any location other than required side yards provided that it is no closer to the property line or combustibles than the recommend manufacturer’s clearance to combustibles.
