THE CONTRACTOR WILL WORK OUT ANY INSPECTION RELATED QUESTIONS BACK TO THE INSPECTOR.
EACH PHASE OF WORK SHALL BE INSPECTED.
PLANS TO REMAIN ON SITE INCLUDING COPIES OF SCOPE OF WORK TO BE DONE ON THE INSIDE OF THE HOME.
1. IN THE INITIAL REVIEW THE PLANS INDICATED THAT THE NEW BALCONY WOULD BE TIED INTO THE CORNICE [SOFFIT]. THIS IS NOT ACCEPTABLE. I HAVE GIVEN THE CONTRACTOR TWO OPTIONS:
OPTION 1...TO HAVE THIS STRUCTURE ENGINEERED IF THE BALCONY WAS TO BE TIED INTO VERTICAL STUDS BEYOND THE BRICK WALL. JUST THE BRICK AND/OR SOFFIT WAS NEVER DESIGNED TO CARRY THE EXTRA LOAD.
OPTION 2....THE BALCONY WOULD BE BUILT AS A STAND-A-ALONE STRUCTURE; NOT ATTACHED IN ANY WAY TO THE EXISTING HOME. THE CONTRACTOR AND HOMEOWNER CHOSE THIS OPTION AND REVISIONS WERE SUBMITTED 8-26-10.
2. THE SCOPE OF WORK THAT WAS SUBMITTED ON
8-26-10 INDICATED THAT A NEW LAUNDRY CABINET WILL REPLACE EXISTING AN LAUNDRY CABINET PLUS ELECTRICAL AND PLBG. WORK WAS TO BE DONE ON THE INTERIOR OF THE HOME. THE CONTRACTOR WOULD ALSO PERFORM FINISH WORK ON THE INSIDE OF THE HOME.
TILE, PAINT NEW COUNTERTOPS AND RE-TILE THE FIREPLACE.
3. BASED ON THE SCOPE OF WORK; ANY WORK TO BE DONE INCLUDING ELECTRICAL, PLBG. AND CABINET WORK WILL REQUIRE A PERMIT. THIS WAS EXPLAINED TO THE CONTRACTOR AND HOMEOWNER.
THE HOMEOWNER MAY ELECT TO PERFORM THIS WORK ALTHOUGH A PERMIT IS STILL A REQ'MENT.
4. ANY WORK DONE W/O A PERMIT WILL BE SHUT DOWN [STOP WORK ORDER ISSUED] UNTIL A PERMIT IS FILED WITH THE CITY OF FRISCO.
5. ALL WORK SHALL BE FIELD INSPECTED.
6. INSPECTIONS REQ'D. FOR BALCONY:

MISC. FRAME------THIS WILL INCLUDE THE FRAMING FOR THE DOOR TO BE ADDED AT THE 2ND LEVEL TO ACCESS THE NEW BALCONY.
