CONTRACTOR NEEDS TO SUBMIT A LETTER OF AGREEMENT BETWEEN THE HOMEOWNER AND CONTRACTOR, SIGNED AND DATED.
BALCONIES/PATIO COVERS:
1. PATIO COVERS SHALL COMPLY WITH THE CURRENT IRC APPENDIX H.
2. BALCONIES SHALL COMPLY WITH THE CURRENT IBC CHAPTERS 8, 14 SECTIONS 1407.4, 1407.5 & 1407.6. CHAPTER 15 SECTION 1504.1. CHAPTER 16 SECTIONS 1603.1.1, 1603.1.2, 1603.1.4 & 1604.4
3. WHEN APPLICABLE A ROOF ASSEMBLY THAT IS CONSTRUCTED OVER A BALCONY CONSTRUCTION SHALL COMPLY WITH CHAPTER 9 OF THE IRC AND/OR CHAPTER 15 OF THE IBC.
4. PLANS SHALL MATCH SITE CONSTRUCTION, PLANS TO REMAIN ON SITE THROUGHOUT CONSTRUCTION, NO EXCEPTIONS.
5. BALCONY STRUCTURES AND DECKING ABOVE SHALL SUPPORT LIVE AND DEAD LOADS ACCORDING TO R301.2.2.2.1 & T.R301.5 ALONG WITH T. R301.7.
6. RAILING HEIGHT AND SPACING REQ’MENTS SHALL COMPLY WITH SECTIONS R312.1 & R312.2 RESPECTIVELY.
7. ALL WORK SUBJECT TO FIELD APPROVED INSPECTIONS AND TESTING.
8. 360 SQ. FT. OF LOWER PATIO COVER
360 SQ. FT. OF UPPER DECK AREA
9. PER CONVERSATION WITH DECK CONTRACTOR A DIFFERENT CONTRACTOR WILL REMOVE EXISTING WINDOW TO INSTALL DOORS ACCESSIBLE TO UPPER BALCONY. SEE COLOR PHOTO ATTACHED. A SEPARATE PERMIT IS REQ'D.
10. WOOD IS TREATED PINE.
11. FOOTER INSPECTION REQ'D........FOOTER WILL BE
12" WIDE X 24" DEEP.
12. THIS STRUCTURE WILL BE ATTACHED TO EXISTING HOME WITH 3/8"X 9" LAG.....THIS LAG WILL BE EXPOSED FOR INSPECTION. DO NOT COVER UP WITH TRIM OR PRESSURE BLOCKS UNTIL AFTER FRAME INSPECTION.
13. NO ELECTRICAL IN SCOPE OF WORK.
14. LEDGER BOARD IS NOT SHOWN.
