full soffit and soffit vents are req.d to match existing
1. all construction shall be subject to field approved inspections.
2. no additional electrical is req'd.
3. construction methods shall comply with IRC 2003.
4. where ceiling joists span is over 4' joist hangers are req'd.
5. fireblock any vertical wall cavity where vertical span is over 10'.
6. at each corner there shall be a 2'x 8' osb wall panel for wind bracing, wrapped full around windows.
7. anchor sill plates with 1/2" x 7" j-bolts w/washer & nut.
8. where header is placed behind brick, this brick shall be removed for lag bolt placement (1/2" x 5"). do not compress brick when tightning lag bolts thru headers--bricks will be crushed.
9. 7' minimum ceiling heighth in all habitable rooms.
10. tempered windows are req'd. within 2' of any operable door.
11. full guttering and downspouts are req'd.
12. roof covering (shingles) to match existing with double felt underneath with drip edge.
13. step flashing and counterflashing req'd. where attached to existing walls.
14. hardi-board or engineered treated wood product is req'd. as discussed with builder.
15. flash all windows and doors.
16. poly seal (foam) sill plate to patio deck.

a. rough frame (2nds)
b. insulation at existing walls
c. drywall before tape and bed to inspect nailing pattern (7" spacing on ceiling and 8" at wall).
