Comments and requirements:
1. The space underconsideration is classified by the code as Group M (retail/mercantile/store) and type II-B construction with sprinkler system installed throughout the building, the space has an area of 1092 sqft and the occupant load factor for group M is 30 per sqft. using this numbers in getting the total occupant of the space will give us about 36 people.
0ccupant load = 1092 sqft./ 30 per sqft. = 36 persons
Knowing the occupant load of the building that is over 15 person requires two restroom facilities as per IPC 403.2. REsubmit floor plan showing two restrooms.
2. Submit demising fire rated wall detail for the proposed construction.
3. Membrane penetration of walls or partitions that have at least 1-hour fire resistance rating shall not be reduced when recessed fixtures are installed as per IBC 712.3.2.
4. Two exits or exit access doorways from any space shall be provided where the common path of egress travel exceeds 75 feet as per 2003 IBC 1013.3 and IBC 1014.1 # 2.
